The following 5 tips we recommend you consider when preparing your home for sale:

1. Declutter- It seems simple but those years you've spent in the property you may have accumulated a few to many items in certain areas. Make it your mission to ensure that when a buyer walks through the property it feels open and airy. When a home is clutter-free, buyers can focus on the actual home instead of the excess junk, accessories, and overflowing closets.

2. Touch ups- Make sure the house is presentable and that those walls where the kids have drawn their portraits of you are freshly painted and made to look good as new. First impressions are important, so we highly recommend you make your home as neat as possible from a cosmetic point of view. Buyers love move in ready!

3. Avoid those big improvements- While it's important to get your house in top condition when listing it, you shouldn't tackle costly additions and improvements as you may not get that capital back and the new owners may have wished to have done it differently. To sell quickly and efficiently try simple improvements, such as decluttering, repainting, and fixing obvious issues, such as holes in the wall etc.  

4. Enhance your lighting- Best to get down to the hardware store and get those bulbs you've been ignoring; bad lighting is something that can immediately turn a buyer away, even just one dark room can have a negative impact. When replacing your lightbulbs perhaps go for a brighter shade LED to make the biggest impact. It seems like a minor consideration, but it makes a huge difference!

5. Clean up for viewings no matter the day- Clean like you've never cleaned before, and then keep it that way! Keep your bathrooms and kitchen impeccable, dust and mop, and wash the walls and windows until the day your house sells. A spotless, clean home will make for a better first impression when potential buyers walk through the door. Sounds like a lot of work, but that close to asking price offer will be well worth it.
